We continue to hear the number of distressed properties in the Phoenix area is decreasing but what does that mean? Are there still a number of distressed properties out there and if so, where? I found this map from ARMLS to be pretty interesting. This shows what % of active properties are distressed properties in each area of the valley for the month of December. Both Buckeye and Maricopa (not shown below) are recovering but it is a long road for both of those areas. They are in the red which indicates about 86% of the homes actively listed for sale on the MLS are short sales or foreclosures. The good news is the valley is seeing a lot of green which is fantastic news for a number of homeowners.
