How active listings compare to last year

Compared with October 26 last year active listings (excluding UCB) for single family homes have changed as follows;

Looking at listings under contract we see the following:

We can see that supply under $200,000 has dropped, but demand has dropped to a much greater extent. This reflects the low demand from first time home buyers and those looking for affordable homes. If demand were to return, then supply would start to look very constrained.
From $200,000 upwards, supply has grown and demand has also grown, though by a smaller amount. The price range from $400,000 to $799,000 has cooled the most since supply has grown 27% while demand only 1%.
In the luxury market demand is the same as last year but supply has increased modestly. It was never very constrained in the first place.
