The home builders are seeing a bit of a downturn compared to last year. The number and details are posted below thanks to the Cromford Report. What does this mean as a buyer? Let's negotiate! New home builders won't waiver on the base price but this is a great time to get some upgrades thrown in! It's best to begin negotiating with them now before things start to look up for them again especially at the start of the new year.
"Last month's new home sales in Maricopa County were down 8% from September last year. We have seen only 2 months this year where new home sales were higher than the year before - these were June and July. The median sales price for new homes has hovered between $300,000 and $320,000 over the last 12 months with the peak during December 2013. For September 2014 the median sales price was $309,190 which is some 3.5 below the peak but 5.2% above September 2013."
