Should you use a realtor when finding a rental?

When looking for a new place to rent should you consider working with a realtor? There are a number of websites available for potential renters to view. Why would they even need a realtor?
A realtor can show a potential renter all of the listings available for rent on the MLS. Often times this gives them access to rentals they can't find anywhere else. It can also save a lot of time. Yesterday I spoke with a client who was looking for a rental but couldn't find one she liked, in the neighborhood she wanted and for the price she needed. I sent her a list of rentals in the area yesterday morning, we viewed them yesterday afternoon and she found three that she loved! This all happened in one day when she had been searching online and driving by properties for two weeks.
One of the main things to keep in mind is the landlord pays the commission so it won't cost the renter any additional fees to use a realtor. Also, there are times rent can be negotiated when a realtor is involved.
Frequently homes listed on the MLS are for sale or rent. This can be a great opportunity for a renter. If they choose to rent a home that's for sale or rent and fall in love with it, there may be the potential to purchase the property in the future.
Now there are some realtors who won't work with individuals who are looking to rent simply because the pay is rather low but don't stop there as there are some great realtors out there who will still be willing to work with you to find the right place.
