Is the end of the year considered a bad time to buy/sell a home?


How much does it matter what time of year a listing is put on the market? Should you avoid putting your house on the market during the holidays because things tend to slow down? These are both great questions and important things to consider when thinking of buying or selling a home. I did a little bit of research and thanks to the ARMLS blog I have uncovered some interesting information.
The first graph below (I apologize as the graphs are a little difficult to read) shows the number of homes listed per month from 2001 - current. You will notice there tends to be far fewer homes listed in December vs. January. In fact, things tend to explode in the month of January.
Then take a look at the second graph below. This graph shows the number of homes sold per month over the same period of time. Notice how there are slightly more sales in December vs. January.
This leads me to believe the market tends to get a little flooded with homes the first of the year. If you are looking to sell your home you may have better luck listing it in November or December. Depending on the market there may be less competition but still a number of buyers looking to buy.
Just some interesting thoughts and data that I thought I'd share but like I've mentioned before it really comes down to your personal situation as to whether or not it's the right time to buy/sell a home.
